Step 1: Hello!

First things first. Contact us. You know you want to…and believe us when we say you won’t regret it. Click here to request your very own, no-obligation session with residential building expert, and Bright Build Director, Craig Taylor. There is nothing to lose.

Once we receive your request, we will email through a questionnaire about your project. By completing this and sending this back to us we understand the background to your build/renovaton, where you are at in the decision process, and how Bright Build can help.

We appreciate that both your own, and our time, is precious. The information you provide means that we can proceed to book in a meeting with Craig that is efficient, thorough and specific to your project. Bright Build does it right, first time.

STEP 2: Let's talk

We will have a meeting with you, on your site, to further discuss your project, and go through the completed questionnaire in more detail. It’s your home, so we ask further questions about specific needs (e.g. accessibility, age of occupants, pets) and requirements throughout the duration of your project. Together we examine your brief and develop the scope of work required.

Tell us all about your project – bring along ideas, section information, house plans, pictures – any information that helps convey what you would like to create.

STEP 3: Design your project

Now your project begins to take shape. From our meeting with you we will have a firm understanding of your requirements and wishlist. Together with you, we then meet with your favoured architect, to discuss your project and ideas. After this, the architect does some high level, concept plans. This normally consists of a floor layout, and often an external view too (if needed).

Your home design is likely to evolve over a period of time. Discussion, thinking, and reworking are part and parcel of getting the best solution for you. We always work with you and the architect (whether it’s one we have recommended or one of your own choosing), as the years of on-site experience, expertise in what actually works, and knowledge of building processes can help positively shape your concept drawings and your final cost. At Bright Build we have found that the holy grail of architect, builder and you – creates the most amazing results, as there is a shared, mutual development and understanding of the project.

At Bright Build we have personal experience with energy efficient building methods. Solar, Strutured Insulated Panels, Passive Homes – all can reduce your monthly energy bill, make your home less affected by the outside temperature and create a more pleasant, healthy environment. We can provide advice on this.

The concept plans stay at high level until you are satisfied that the features, style and requirements are all they way you want them.

STEP 3a: Preliminary Estimate (Optional)

No one wants to run out of budget during their project, so we offer an in-depth cost estimation service. Our estimation also considers timelines, which assists with working out the full investment required for the project. A number of our clients have found this very useful, as you can double-check whether the design you love is likely to be within your budget, before the architect goes on to complete the plans for Council.

STEP 4: Working Drawings

The confirmed concept plans are then developed into working drawings. These are the structural drawings that detail how your home is to be built. Information such as fixings, flashings (to make pentrations such as windows in the building watertight), beam sizes and spans, materials are all specified and drawn.

Depending on design complexity, engineers may also be called up to ensure building structural strength. These plans then go to Council for approval and Buildilng Consent, and Bright Build for Quoting.

STEP 5: Consent from Council

A biggie. Nothing happens without this approval. If you don’t apply for and receive your Building Consent prior to starting work, you are committing an offence. Penalties can include fines up to $200,000, and removal of the work that has been done. Plus, the work will not qualify to get a Code Compliance Certificate.

Building Consent approval is legally prescribed to be a 20 working day maximum turnaround by authorities. We often find that Council will submit questions on Day 18 or 19, effectively extending the time period until approval is given. It’s worth noting that additional approvals such as Resource Consent or other permits can also be required, and need to be factored into timelines.

STEP 6: Fixed Price Quotation

For you, it provides certainty on the level of investment required, prior to starting work. It also includes expected duration, budget for the final design as approved in the Building Consent, and your preferred communication frequency and methods (e.g. weekly site visits, emailed progress reports and photos).

Bright Build quotes include everything that we believe is involved in the work, and a realistic estimate of time. We only specify genuine materials and parts, and use trusted, legitimate suppliers.

STEP 7: Contract Signing…..And your official start date

From experience, it is worth waiting to see if Council require any changes before signing off on detailed quotation. Occasionally change requests by Council can alter the structural design, specifications, and cost, sometimes significantly.

Once you have your final design, stamped and approved by Council – Bright Build can then confirm your final, detailed, fixed price quote.
When we have answered any questions you may have, and you are ready to proceed with the design and accept the quote, we go through the paperwork with you to ensure that everything is taken care of. Start dates are confirmed, and an expected project duration given to you.

We explain the process of variations (changes to the plan – these may be from change of mind or from factors outside our control, such as specified products no longer being available). Bright Build has thorough communication processes to outline effects of potential changes to the quote and timelines, and how any additional charges would be calculated.

Of utmost importance is signing the written contract, which clearly outlines the client and builder’s responsibilities. We also review the Registered Master Build Guarantee options, enabling you to choose which level (if any) you would like to apply for.

Once all the paper work is signed off, we hand over access to your project plan and the preparation begins.

STEP 8: Let’s Get Started

And so your project takes life. Weekly meetings with your Site Foreman and Craig, Bright Build’s Director, keep you abreast of all the developments on and off-site. These meetings are invaluable to see the progress of your dream home, and also help you visualise the finished result.

Translating plans from paper can be a challenge – it may also be that you are surprised at how your design translates into reality (“That bedroom is huge!” or “I thought the ceiling would be higher”). If any variations are desired or needed along the way, we will promptly inform you of any effects on cost and timelines, so that you can make an informed decision.

Written minutes of each site meeting are circulated to ensure all points are actioned, and ensure clarity of decisions. Project schedules are regularly adjusted for weather, variations, etc – and you will be the first to know.

STEP 9: Your Dream home is Reality!

Your home is now complete. After final Council Inspections are undertaken, the last payment is made, and your home is thoroughly cleaned – ready and waiting for you! We hand over the keys to your home and a Bright Build Owner’s pack, so that you can start living the dream.

At Bright Build we take care of the project paperwork for you and ensure all relevant warranties and Council Building Code inspections are up-to- date and supplied prior to project sign-off. A Code Compliance Certificate (CCC) is issued when a building project is finished and the Council is satisfied that building and plumbing work undertaken has complied with the Building Code and the Building Consent. It represents the final sign off on the project against the original Building Consent.

To receive your CCC following signoff, it is simply a matter of filling out the Code Compiance Certificate form and paying the appropriate Council fee to achieve peace of mind.

STEP 10: Living the dream, created by you and Bright Build

Moving in is only the start. We want you to love your home, and we contact you at one, four and twelve weeks to check on how things are going. Our quality control system creates results that are build to last. In fact, for the whole first year from completion we want you to live in and experience the quality of our construction. In the unlikely event you find an issue with our workmanship, we will correct it at our cost.
